Transfer of Property Act Section 22 — Transfer to members of a class who attain a particular age

General
Summary
If a property transfer gives an interest only to those members of a group who reach a specific age, then no one in that group gets any right to the property until they actually reach that age. A person who has not yet reached the required age has no vested interest in the property.

Where, on a transfer of property, an interest therein is created in favour of such members only of a class as shall attain a particular age, such interest does not vest in any member of the class who has not attained that age.
